We are not a bank and we look at things very differently. While we look at your FICO score (soft pull), we primarily look at the property collateral. We do not require income verification (no need for W2, paystubs, etc). Here are the docs we look for:

  • Purchase and Sale (P+S) Contract
  • Construction budget
  • For 30 year loans, leases, if units are leased¬†
  • Liquidity statement (bank statement, retirement, or another account showing sufficient funds to close and begin construction)¬†
  • Proof of previous experience, if any
  • Various other docs such as LLC operating agreement and proof of insurance (which we can help with)
