For loans secured by real estate, we check your FICO score (soft pull), and the value of the property collateral. We do not require income verification (no need for W2, paystubs, etc). Here are the docs we look for:
Purchase and Sale (P+S) Contract
Construction budget
For 30 year loans, leases, if units are leased
Liquidity statement (bank statement, retirement, or another account showing sufficient funds to close and begin construction)
Proof of previous experience, if any
Various other docs such as LLC operating agreement and proof of insurance (which we can help with)
